We acquire 7-10 deals per year.
Optimal Deal Size
Our sweet spot is buildings in the $1-5M price range only in the four Texas markets that we know well. We find this market segment provides the most opportunity to find mis-priced assets, and where our hands on management approach adds the most value after closing.
Deal By Deal and Fund Investment Structures
We raise through both deal by deal and through pooled investment funds, depending on the type of deal and timeline of the opportunity. Accredited investors who have joined our investor interest list are invited to invest in both types of investments as they become available.
Separate Entities for Each Property
For liability reasons each property that we invest in has a separate LLC so that you are protected as an investor, and so that an accident or liability arising on one asset does not affect another in our portfolio.
Tax Advantaged
We are aggressive and utilize accelerated depreciation schedules on our properties which allows for substantial depreciation in year one as well as continued depreciation pass through throughout the term of ownership. This enables high earning investors to receive tax benefits that help offset other income.
